When Vertus, Canary Wharf Group’s residential leasing arm, set out to redefine city living through its build-to-rent (BTR) portfolio, it sought a resident WiFi experience that matched the quality of its properties. Connectivity needed to be fast, reliable and effortless.
Vertus also thought wider than simply delivering internet to apartments. Broadband is needed to underpin community living, from co-working lounges and social spaces to events and smart building systems.
The ambition called for a partner with exacting standards of quality, innovation and attention to detail.
Residents first
Vertus commissioned Wifinity to design WiFi experiences for two of its buildings and two Vertus Edit properties, the company’s aparthotel brand. From the outset, the teams worked in partnership to remove the pain points typically associated with residential WiFi and to design a premium service.
Early success with Vertus Edit
The first proof of the partnership came with Vertus Edit, a new apart-hotel brand in Canary Wharf, London, for shorter stays. In early 2023, Wifinity’s service went live at 3 and 15 Water Street, delivering high-performance broadband across 378 studio rooms.
An integration with Vertus Edit’s property management system, Mews, powers a completely seamless onboarding process. As soon as residents are onboarded, they automatically receive a unique password by text. No paperwork, no waiting, just a simple log-in to their own dedicated private network when they move in. This joint approach has set a new standard for BTR connectivity: day-one broadband that is ready when residents are.
The collaboration didn’t stop at in-home broadband. Together, Vertus and Wifinity extended coverage throughout communal spaces, so residents and visitors are connected across the building, from lounges and gyms to lift lobbies and bars.
Wifinity also supported Vertus in connecting its artisan community market, Pantry, in the amenity spaces at 3 and 15 West Lane. Wifinity developed dedicated service SSIDs to power Pantry’s systems and other third-party apps and devices.
Expanding the partnership – and BTR WiFi coverage
Wifinity and Vertus are expanding the project to include additional Vertus-branded properties.
- Vertus launched 50–60 Charter Street in September 2025, adding 310 BTR apartments, with a further 446 scheduled for July 2026
- 40 Charter Street will add 552 apartments in 2027
In total, Wifinity will deliver connectivity to 1,620 apartments across Vertus’ portfolios. With around half already live, the partnership continues to scale at pace.
Collaboration and quality delivery
To ensure service resilience across the towers, Wifinity deployed a primary circuit in each building, then cross-connected the networks. The design allows traffic to automatically fail over between the towers in the event of an outage, keeping the service running. By interlinking – rather than duplicating circuits – the solution delivers high availability, reduces OPEX costs and complexity.
Wifinity’s infrastructure also securely connects with Utopi’s sensors and controls. Vertus can now monitor energy use and environmental conditions in apartments. This delivers more data to residents and stronger ESG performance and a better living experience.
The high-performance WiFi experience uses Ruckus Networks’ enterprise-grade access points and cloud management platform to deliver the reliability and speed that residents expect. The partnership between Wifinity and Ruckus ensures every property benefits from resilient, high-density coverage designed for modern living.
